By the Numbers: See how Glendale has grown since city last hosted Super Bowl

Construction of new megaresort Vai in Glendale’s Sports and Entertainment District is one of many development highlights that includes a Mattel-inspired theme park, Topgolf center, several new hotels, retail, dining, multi-family residential, office and commercial space and more. The area also has been connected with the Loop-303 and the city’s growing industrial and logistics activities via Northern Parkway.

In case you’ve been living in a cave the past year or two, the City of Glendale, a suburb just 8 miles northwest of downtown Phoenix, hosts the NFL’s Super Bowl XLII next month. The city recently released its “Super Bowl to Super Bowl” growth summary to illustrate how the city has developed and evolved since last hosting the big game in 2008 and 2015.

The numbers are remarkable:

DEVELOPMENT

  • Since 2008 over $4B in commercial development has been completed in Glendale

  • $1.5B is currently under construction ($1B of this construction is in the Glendale Sports and Entertainment District).

  • $500M in new planned commercial development construction is currently scheduled in 2023

  • Over 78 percent of development which has occurred since 2008 has occurred from 2015 to present.

  • 37 percent of development from 2015 was in the Industrial market sector

  • Nearly 20% of development from 2015 was in the single/Multifamily market

    sectors.

DEMOGRAPHICS

The City of Glendale’s population has grown by nearly 28,000 residents since we last hosted the Superbowl in 2015.

HOTEL INVENTORY IN SPORTS & ENTERTAINMENT DISTRICT

  • In 2015 Glendale had 1,027 hotel rooms.

  • For Super Bowl 2023: 5 new hotels totaling 559 more rooms were added.

  • There are 4 additional hotels in the planning stages that will open 2023/2024 for a total 1,887 new rooms

  • By 2024, Glendale will have 3,473.

Charming downtown Glendale, with its brick-lined streets, indoor-outdoor cafes and quaint boutiques, harkens back to the city’s turn-of-the-century roots and welcomes visitors with its relaxed vibe.

EXPERIENTIAL ENTERTAINMENT & RETAIL

  • 12 new experiential retail venues in the Sports & Entertainment District

  • 4 Luxury automobile dealerships: BMW, Volvo, Land Rover, Jaguar. Plus, Tesla built a 30,000 square-foot service center to support the needs of West Valley residents

  • Arrowhead Towne Center completed a full renovation in 2016.

  • New local and national entertainment and food venues including Round 1, Topgolf, Matt’s Big Breakfast, Barrio Queen, Lou Malnati’s and more.

GAMING

  • Desert Diamond Casino: Opened expanded operations of 1.2 million square feet in 2020. Plans for two hotel room towers.

  • BetMGM Sportsbook: First sportsbook in NFL history. 17,000 sqft located on the Great Lawn at State Farm Stadium. Opened September 2022.

INDUSTRIAL DEVELOPMENT

  • Glendale has annexed 4,500-plus acres since 2015

  • 23 million square feet of industrial buildings constructed or under construction

  • 5 million square feet in plan review

MEDICAL FACILITIES

  • Phoenix Children’s Hospital, Banner Thunderbird expansion, Banner Aspera, AKDHC- Arizona Kidney Disease & Hypertension Centers were all constructed in Glendale since 2015.

INFRASTRUCTURE/TRANSPORATION PROJECTS SINCE 2015

  • Pavement Management Program: 748 centerline miles

  • Ballpark Boulevard: $13.3 million. Multi-agency partnership, opened over 300+ acres for development and provides improved fan experience.

  • Northern Parkway: Multi-agency partnership between Maricopa County, MAG, El Mirage, Peoria and Glendale. Extends 12.5 miles between Loop 303 and US 60/Grand Avenue.

  • Glendale Avenue reconstruction from 91st Avenue to Loop 101: Slurry seal and landscaping.

  • 95th Avenue extension: Allows better flow of traffic and facilitates development.

  • Cardinals Way/Bethany Home Road from 83rd to 91st Ave: Provides better flow of traffic within the Sports & Entertainment District. Cardinals are the only professional team with a street named after them.

  • Right of way investment: All ROW will be improved at least every 7 years.

RESIDENTIAL DEVELOPMENT

  • In 2015, there were only two multifamily developments completed in the Sports & Entertainment District.

  • Currently there are 8,289 single and multifamily units under development in addition to others built since 2015

  • Notable single-family project: Stonehaven (1,400 single family homes)

  • Infill projects: Within a two-mile radius, most available land in the area has been purchased for infill projects. Several of which recently developed as single family residential, and the remaining are commercial. Seemingly available parcels are no longer available.

REZONING

  • Vision 2: 188 acres rezoned to allow for mixed use development. Located just west of the Sports & Entertainment District.

  • District at Sportsman’s Park: New, innovative, and vibrant mixed-use project being built in a collaboration between the City of Glendale and Plaza Companies. Offer memorandum was sent to market and proposals are being evaluated. The project could include, multifamily residential, hospitality, restaurants or retail uses.
